Common questions

Do you do the repairs yourselves?

No. FIG coordinates the work through independent licensed or qualified vendors. We schedule them, track the job and pay their invoices from your reserve.

What counts as an emergency?

Anything that threatens health or safety, risks more damage to the property, or leaves a resident without heat, water or power. In those cases we act right away and tell you as soon as we can.

Do you collect rent with Maintenance Only?

No. You still collect rent and handle leases and deposits. If you'd like us to handle everything, see full property management.

What do I need for an eviction?

Your signed lease and any amendments, the resident ledger, any notices you've already given, payment records and the resident's contact information.

Can I accept a payment once the eviction starts?

Talk to us first. Accepting a payment after notice is served can affect the case.

What if the resident pays or moves out?

If you cancel before notice is served, your full $1,000 retainer is refunded. Once notice is served, our $500 fee is earned, and any unused retainer is refunded with the final accounting.
